Joplin Maps for Zoning, Flood Plains and More

Forget all the other blogs that I have written about Joplin zoning maps. (The map seem to be changed often!)  This is the latest  link that will take you to a map that will not only tell you about the zoning in Joplin,  but street and utility information also.

But, my favorite map for information about the area is on the  Beacon website.   You can pay for membership to Beacon but there is plenty of information even if you are not a member. This website has maps  that give you information about Jasper County.

You can find out if property is in a flood zone,  who is the  owner of  a piece of land, zoning in Carthage,  historic districts, path of the Joplin tornado and much more.

If you wish to become a Beacon member there is even more information.

May is National Moving Month!

May is the unofficial start of summer, the end of school, kick off for many vacations and also

National Moving Month!  

For many buyers this is a great time to make a move.  The weather is more cooperative, kids are out school and can help out!  If your kids are changing school districts, this makes for a nice flow of events.

I suppose that that is why May is National Moving Month.

Buyers can do a lot of home shopping on-line, but that is just a start. There are a few other things that you should do before you even go to look at a home.

First, check with a lender to see how much you can borrow and what type of loan would work best for you.

Next, do a drive by to see if this is the neighborhood where you would like to reside.

Then, call a real estate agent who can work for you to make sure that you are getting the best deal and have a smooth transaction.

JHAP Funds Are Running Out

JHAP, Joplin Homebuyers Assistance Program, announced this week that funds for this enormously popular loan program that can give buyers up to $30000 for the purchase of a home are running out.

There are 50 spots left but 25 people have already made appointments. After that people can go on a waiting list until the funds are gone.

To qualify for this program, you must meet income requirements, be eligible for a home loan, and purchase a home that meets the JHAP guidelines.

Main Street, Joplin, MO

Joplin comes in tenth on a list of the top twelve towns that have the best main streets in Missouri on the website onlyinyourstate.com.

Pretty good for a small town that does not have a river front.  Joplin’s has made Main Street a feast for the senses. From the well kept flowers in the summer months to the beautiful Christmas lights right now, Joplin’s pride shows.  Several beautiful murals, great places to shop and  excellent cuisine make Main Street Joplin a destination must.

Closing Cost

These are cost associated with your loan and can be 3% of the loan cost.  So if you are borrowing $100,000 and don’t have the extra $3000 to cover the closing cost, you can ask the seller to pay for this.  This may up the price of the home by that amount but you will not have to have that cash at the closing instead it will be wrapped up in your mortgage.

Home Warranty

A home warranty is an insurance policy on the mechanical and electrical aspects of the home.  Several companies provide home warranties.  They cost around $450 for a basic plan.  Many home owners will provide one if you ask for it.
